COVID Renovation by Virtual Design!

The wonders of technology and FaceTime truly helped save some sanity here by helping me help Whitney with her renovation. On screen she walked me through the first floor of their new home, sent photos of the listing before they bought the home, videos, measurements, and wish lists on Pinterest boards. We explored inspiration photos and ideas for the exterior updates, and I created 3D digital drawings (with SketchUp) for her to ‘see’ the interior changes. We worked out a plan for her contractor, and I gave him the blue prints for construction!

While demo and building ensued we worked on styling the interior, rearranging and buying furniture, paint, art, wall treatments, and lighting.

Photos below show the progress and gorgeous results: Original exterior, inspiration exterior, digital mock ups, new exterior! Original floor plan (closed off screened in foyer/closets, wall between K/DR), proposed 3D renovation; Original closed off foyer and closets, new foyer open to kitchen! Original LR, digital mock-up wall treatment, new LR! Original DR, new DR with built-in bar! Original eat-in kitchen, new through to front door!

Riley Street

Sometimes we just connect with a homeowner and we also happen to love the house - that was Riley Street. Another one that sold the first week on the market - staging sells, we can’t say it enough. #styledbystylism

Old Dominion

We value being present with our families, with our home staging and with our friends but that doesn’t always leave us a lot of time to be present online. Hence three blog posts at one time! Bear with us and check out this home we staged that’s active today… #styledbystylism

For Sale

Would you believe that this kitchen had dark wood cabinets before we showed up and made lots of changes? Now it’s a bright farmhouse style home that any Arlington family could move right into and enjoy.

What have we been doing?

Just because we haven’t been blogging doesn’t mean we haven’t been working. We’ve been staging homes, we’ve been designing new spaces, we’ve been enjoying our lives with our families, and we’ve been present in real life away from our computers. It’s been a healthy break but we’re back, so expect more blog posts going forward… See you soon 💕

Before & After Pix

Sometimes it is just fun to look at Before & After pictures.

Check out the link to the full listing too although it's already Under Contract - before there was an even an Open House!

Promoting Ourselves

Spring is a great time for us because get to do what we enjoy - get inside homes, transform them and watch them sell. During this time we don't spend much time on our computers or in our studios. There just isn't enough time! As we are seeing the spring market slow down it feels good to get back to a more routine life including getting back on our computers. With that said, we're proud to promote ourselves a bit. We just staged this lovely home on an awesome cul-de-sac. The homeowners were a dream - they did everything we asked. The realtor supports us 100% and her trust allows us to produce a strong product. In fact, here's what she had to say about our work, "You work miracles!!!  The house looks beautiful, fresh, young and clean. The homeowners are so pleased and so am I." We just had to share (a little hard-earned self-promotion).

Check out the link so this house - they received THREE contracts after the open house! The master bedroom is our fave!

This master was pale green and really didn't have a lot of decor - it turned out nicely we think.

LR turned chic DR #styledbystylism

Clients, Realtors, homeowners and friends always ask how/where do we find such great stuff to recommend for home renovations, updates, and staging at such reasonable prices. So we're starting off a new trend here on the blog... Super saver deals, steals, sales and Scores! We'll share with you fixtures, lighting, paint, textiles, etc that we've used in our latest staging and design projects.

This 'after' pic is a great example- it's a home we staged that recently went Under Contract. This pretty DR is actually the former LR! We swapped the homeowners' furniture, added this pretty drum chandelier for just $65 and a cool 7x10 gray rug with contemporary boho flair for only $170! Links for these steals are below.

Staging works...

This one went under contract quickly after accepting one of the multiple offers! The home owners worked hard and listened to our instructions carefully to get this family home ready and it paid off! Literally!

Doorways for Women and Families

Is selling your house stressing you out?!?

It is often heard that buying and selling a home is one of the biggest stresses in life. This is something to remember as home stagers and we hope that our involvement leads to a smoother transition from one home to the next for our home owners. We are very fortunate to be trusted by our home owners and are grateful for their confidence and hopefulness even when we make crazy requests in their home sale preparation. It never gets old when we see our staged listings sell quickly and for big bucks.

With that said, we have to remember that even in our booming real estate economy here in Northern Virginia there are still plenty of families without a stable, safe home. As we've mentioned before we are pleased to be involved with Doorways for Women and Families and we support their mission to break the cycles of poverty and violence. Their goal to create brighter futures for all is dear to our hearts. Join us in donating to a local charity with proven results.

The Campaign for Brighter Futures seeks to build a stronger, safer community by breaking the cycles of poverty and violence that keep many generations of families locked in struggle.

Paint and Color

It is an exciting time of year as two major paint producers - Benjamin Moore and Sherwin Williams - announce their color and design predictions for 2017.

Benjamin Moore announced it's 2017 Color of the Year - Shadow. It's a deep purple hue that's romantic, thoughtful and dramatic. Architecturaldigest.com discussed the discovery of Shadow with Ellen O'Neill, Benjamin Moore Creative Director. She comments, "It is a little bit rock and roll. It’s the color of the galaxy but also the color of a beautiful fig. It’s passion, it’s bravery, but it’s also silence." Read the article at the link below and let us know what you think. Are you ready to leave the neutral grays that have dominated recent design?

Sherwin Williams forecasts a Color Mix for 2017 too. We attended a preview yesterday with our lovely and recently married Sherwin Williams rep, Amanda Lowery, at the Ethan Allen in Vienna. Again neutrals faded away and balanced the bolder and "restless" hues like Black Swan, Gale Force, Kimono Violet and Sealskin. Check out this palette from the Noir, one of four thoughtful and creative collections.
